Steven Mezynieski, a seasoned builder and entrepreneur based in Southampton, New York, is leading a new chapter in the history of Useppa Island, a private island just off the coast of Southwest Florida. In September 2025, a group of homeowners led in part by Mezynieski will take over operations of Useppa Island. The purchase isn’t about flipping land or building luxury resorts. It’s about preserving a place they love.
For Mezynieski, this is more than a real estate transaction. It’s the culmination of over a decade of care, commitment, and quiet leadership.
Mezynieski and his wife, Gretchen, have been integral to the island’s upkeep for over 12 years, often mobilizing help after storms and working behind the scenes to preserve Useppa’s charm. “Over the past years, every time there was a hurricane or something, we would have crews come down and help clean the island and just really help the current owners,” Mezynieski shared.
Their dedication came into sharp focus following the 2021 passing of island owner Garfield Beckstead. Having long expressed interest in the island’s future, Mezynieski began informal negotiations. But it was only in recent years that things began to crystallize. “We were negotiating a deal, and then Simon [Bound] had put a group together that was negotiating to purchase the island,” said Mezynieski. The two groups joined forces, forming a powerhouse of like-minded island residents who believe in a shared future.
The Mission: Rebuilding, Restoring and Reimagining Useppa
The new ownership group, called Useppa Island Partners LLC, has already outlined major revitalization plans. From marina upgrades and sewer overhauls to full road and infrastructure repair, the team is focused on both immediate needs and long-term sustainability. “Basically, all of the infrastructure and all associated buildings will be rehabbed,” Mezynieski said. “We’re very much looking forward to the infrastructure and the island repair.”
Useppa has always been a haven of history and natural beauty, and under Mezynieski’s leadership, the intent is to preserve its essence while preparing it for future generations.
Building with Heart: The Human Side of the Story
Steven Mezynieski’s background in construction and land development spans decades, but what sets him apart is his community-first mindset. “We decided we would team up and get together on what would be the best scenario for the island,” he said.
